Managed by a qualified carpenter and landlord to ensure they see it from the landlord’s point of view. Our Maintenance Virtual Callout (cost at $30 plus GST) will save you money (eliminating the trades callout fee) and potentially help educate the tenant to fix the issue themselves. Only after this assessment has taken place will he engage the skilled trade (Plumber, Electrician, etc.) advising them exactly of the fault and what is required to rectify the issue.
+Rental | Sales Appraisal Services
Providing you with an up to date market analysis of what your property is worth (Sale or Leasing).

This is sometimes a requirement for many Self-Managed Super Funds (SMSF)

+Entry | Exit Condition Report Management
Providing the tenant with a fully transparent Condition Report with extensive photographs of all aspects of the property. This will ensure both the owner and tenant is protected at the end of the tenancy.

Some Fully Furnished properties require an Inventory List, this is an itemised list of all items in the property. An additional fee of $199.00 will be charged.

ProactivPM utilises software that controls the taking of the tenants rent through direct debit. And when the rent dishonors or is not available the tenant is communicated to, to ensure rent is paid directly into the account. ProactivPM will actively manage the process to ensure that minimal loss of rent is maintained.

+Vacate | Bond Management
When a tenant issues the landlord with their intent to terminate the tenancy (at the end of the fixed period providing the required 28 days in writing on the prescribed form), ProactivPM will inform both the tenant and landlord of the process moving forward. ProactivPM will send the tenant a detailed checklist of what is required to assist with the speedy return of their bond. The landlord will also be provided with a strategy to release the property in a timely manner.
+Eviction | VCAT Management
In very rare circumstances our tenants do not follow the proper protocol and the unfortunate steps would need to be taken to evict the tenant. ProactivPM’s policy is to always try to work with both tenant and landlord to achieve the best outcome for both parties. If ProactivPM’s mediation can not produce a result then our office utilises VCAT (Victorian Civil, Administrative Tribunal) to come to an agreement.

+Lease Renewal Management
A common misconception is that when the fixed term ends the tenant is out of a lease. A tenancy agreement is forever binding until either party provides the other with their notice of intent to terminate the agreement. Once the tenancy falls out of the fixed term it then automatically enters into a periodic lease. All the agreed terms continue. It is our office policy to actively encourage the tenant to enter into another fixed term tenancy utilising the opportunity to assess the current rental market and adjust the rent accordingly.
